The Abuja House and the Cult of Appearance
Every city develops its own architectural habits.
Lagos builds with urgency. Kano builds with memory. Port Harcourt builds with humidity breathing down its neck.
Abuja builds with aspiration.
There is nothing inherently wrong with aspiration. Cities need ambition. Architecture, after all, is partly the material expression of what people hope to become. Problems emerge when aspiration loses contact with geography.
Spend enough time visiting residential projects across Abuja and a pattern begins to reveal itself. Not everywhere, certainly. There are many thoughtful architects doing excellent work. Yet one encounters a recurring phenomenon: houses designed primarily to be seen rather than lived in.
The distinction matters.
A house designed for photographs privileges spectacle. A house designed for living privileges comfort.
Sometimes the two overlap beautifully.
Often they do not.
Consider the oversized roof, that beloved monument of Abuja residential architecture.
No one seems entirely sure how the trend began. Perhaps it evolved from older colonial influences. Perhaps it emerged from the understandable desire to demonstrate prosperity. Whatever its origins, the result is familiar. A modest building sits beneath a roof large enough to shelter several neighbouring properties and perhaps a small agricultural enterprise.
The roof dominates everything.
Seen from the street, one occasionally gets the impression that the house exists merely to support it.
To be fair, roofs are important in tropical environments. Proper overhangs provide shade. Effective drainage protects buildings during heavy rainfall. Thermal performance can be improved through thoughtful roof design.
The issue is not size alone.
The issue is proportion.
Architecture operates through relationships. When those relationships become distorted, buildings begin to communicate unintended messages.
An excessively large roof may announce wealth. It may also announce confusion.
The same observation applies to columns.
Abuja appears to have developed a particular affection for classical columns. Doric columns. Ionic columns. Corinthian columns. Sometimes all three at once, apparently in the spirit of national unity.
One enters a residential neighbourhood and suddenly encounters a building that seems uncertain whether it is a family home or a provincial parliament building from a forgotten empire.
The columns are often magnificent.
They are also occasionally supporting very little.
Architectural historians might describe this as stylistic eclecticism.
Site architects usually have shorter descriptions.
Yet these choices reveal something significant about the social role architecture plays within the city. Houses are expected to communicate success before they communicate comfort. The facade becomes a public performance.
Meanwhile, environmental considerations are quietly moved to the back row.
Then there is glass.
Abuja loves glass.
Developers love glass.
Clients love glass.
Marketing brochures love glass.
The afternoon sun, perhaps more than anyone else, loves glass.
Few design decisions illustrate the tension between appearance and performance more clearly than extensive unshaded glazing. Renderings look spectacular. Sunset reflections shimmer across elegant facades. Prospective buyers imagine sophisticated urban lifestyles.
Several months later, the air conditioning begins working overtime.
The electricity bill follows shortly afterwards.
Large windows are not inherently problematic. In fact, natural daylight remains one of the most valuable resources available to architects. The challenge lies in understanding orientation, shading, solar exposure, and thermal gain.
A north-facing window behaves differently from a west-facing one.
A shaded opening performs differently from an exposed opening.
Glass itself is not the villain.
Poor climatic judgement is.
Yet many contemporary houses continue to treat glazing as decoration rather than environmental infrastructure. The consequences become visible every dry season when indoor temperatures climb and occupants retreat deeper into mechanically cooled spaces.
The building wins the beauty contest and loses the performance test.
Perhaps nowhere is Abuja's architectural psychology more visible than in its relationship with walls.
Walls have always served practical purposes. They provide privacy. They enhance security. They define territory.
In Abuja, however, perimeter walls occasionally appear engaged in an unofficial competition.
Each one must be taller than the last.
What begins as a security measure gradually transforms into a statement of status.
The result is an urban landscape where many houses turn inward. Streets become corridors bordered by concrete barriers. Gardens disappear behind walls. Social interaction retreats from public space into private compounds.
Ironically, some of the world's most expensive cities increasingly invest in walkability, public realm quality, and human-scaled urban environments.
Meanwhile, many affluent neighbourhoods across Nigeria continue constructing fortresses.
The reasons are understandable. Security concerns are real.
Still, architects must confront a difficult question.
How do we balance legitimate security needs with environmental performance, community interaction, and urban quality?
There are no simple answers.
Yet ignoring the question produces predictable outcomes. Streets become hotter. Air movement is restricted. Vegetation decreases. Public life weakens.
The city becomes a collection of isolated islands connected primarily by vehicles.
This brings us to another defining feature of Abuja architecture: the generator.
Every architect in Nigeria designs with an invisible building occupant.
The generator.
It influences service areas, acoustics, ventilation, fuel storage, maintenance access, and site planning. It occupies physical space while shaping design decisions in surprisingly profound ways.
In theory, luxury architecture should represent the highest level of environmental sophistication.
In practice, many expensive houses depend heavily on mechanical systems to compensate for basic climatic oversights.
When electricity fails, the illusion becomes obvious.
A genuinely climate-responsive building should not become uninhabitable because a generator refuses to start.
Yet this remains the hidden test that many contemporary houses struggle to pass.
Perhaps the most interesting aspect of all this is that the solutions are neither exotic nor revolutionary.
Better orientation.
Thoughtful shading.
Deeper overhangs.
Courtyards.
Landscape integration.
Natural ventilation.
Thermal mass.
Rainwater management.
None of these strategies are particularly glamorous. Few will dominate social media feeds. They rarely become the centrepiece of architectural photography.
What they do provide is comfort.
And comfort, despite being architecture's original purpose, has somehow become underrated.
A building should not wage war against its environment.
It should collaborate with it.
Abuja's future, especially as temperatures continue to rise and energy costs become increasingly unpredictable, may depend less on how impressive our buildings appear from the street and more on how intelligently they respond to the climate that surrounds them.
The sun is not going anywhere.
Neither, one suspects, is the next electricity tariff review.
